Worcester Affordable Housing Trust Fund Awards $1.25M to Support Development of 59 Affordable Homes

WORCESTER, Mass. – The City of Worcester Affordable Housing Trust Fund (AHTF) Board of Trustees awarded $1.25 million in new funding to support the creation of 59 affordable rental and homeownership units across the city. The awards were approved at the Board’s October 22, 2025, meeting and represent a significant investment in expanding housing options for Worcester residents.

This round of funding was made possible through Community Preservation Act (CPA) funds allocated by the Community Preservation Committee in June 2025.

A total of eight projects were selected for funding, including 55 affordable rental units and four first-time homeownership opportunities. 

Rental Developments

  • Claremont Street Tiny Homes – 4 units – $150,000
  • Colony on Grove (Beech) – 12 units – $200,000
  • Curtis Apartments Phase 2 – 36 units – $225,000
  • 12 Benefit St. – 2 units – $200,000
  • 36 Fifth Ave. – 1 unit – $75,000

Homeownership Developments

  • 104 Armory St. – 2 units – $200,000
  • 33 Ripley St. – 1 unit – $125,000
  • 26 Claridge Rd. – 1 unit – $75,000

“These projects represent a diverse mix of housing types and locations, from single-family homes to multi-unit developments,” said City Manager Eric D. Batista. “The Affordable Housing Trust Fund allows us to leverage local and federal resources to make tangible progress toward ensuring that residents of all incomes have access to safe, stable, and affordable homes.”

The Worcester Affordable Housing Trust Fund was established by City Ordinance in 2021 to create and preserve affordable housing opportunities for low- and moderate-income residents. The Trust was initially capitalized with $15 million in American Rescue Plan Act (ARPA) funds, which have since been committed to thirteen projects leveraging over $380 million in total investment and creating 512 affordable housing units citywide.

The Trust is governed by a nine-member Board of Trustees responsible for overseeing the Trust's funds and activities. Guided by Massachusetts General Laws Chapter 44, Section 55C, the Board serves as the financial steward of the Trust’s assets, accepting and administering funds, real property, and other resources for the development and preservation of affordable housing in Worcester.
