CitySquare is a $563 million multi-phased private/public commercial real estate project which aims to create a vibrant, pedestrian-friendly center in Downtown Worcester. Despite challenges posed by the economy and unforeseen site conditions, tremendous progress has already been made in the area and major milestones have been achieved. Progress on the public side includes the full construction of Mercantile Street and Front Street, as well as the partial construction of Eaton Place and Trumbull Street. Front Street and Mercantile Street are now open and accessible to vehicular and pedestrian traffic. Completed private development includes One Mercantile Place, a $70 million, 214,000 square-foot office building for Unum, the renovation of an 860-car parking garage and a $30 million capital investment by Vanguard with the opening of the 66,000 square-foot Saint Vincent Hospital Cancer and Wellness Center at One Eaton Place. The next phase of the project is the construction of a 550-car underground public parking garage, a 150-room hotel with restaurant and a 370-unit market-rate residential development with 12,000 square feet of retail space, slated to open in 2016.
